Manager’s Report

Layne Varney

SunBird has enjoyed an incredibly active and well-attended season so far this year. Many activities and events during the peak months of January through March have seen record participation. Several shows and concerts sold out quickly, prompting us to add matinee performances on the same day so more residents could attend. Due to increased attendance, some popular entertainment events normally held in the Horizon Room, such as Music Trivia, Fame Trivia, and DJ Night, were relocated to the larger ballroom to accommodate more guests within occupancy limits. Moving these events allows more to participate while also supporting dining in the restaurant.

SunBird has hosted a wide variety of outstanding events recently. The Desert Winds Concert Band, featuring 45 talented senior musicians, performed at the clubhouse on March 1. SunBird Garden Club’s Home & Garden Tour showcased beautifully remodeled homes and impressive landscaping throughout the community. The annual Classic Car Show featured more than 50 vehicles, with a 1934 Mercedes-Benz 500CL winning the People’s Choice Award. Concert performances featuring Creedence Clearwater Revival and Fleetwood Mac tribute shows were excellent and included both matinee and evening performances due to high demand. The SunBird Singers and Ringers presented their two-night concert, Home Sweet Home, which inspired audiences with uplifting music. Our annual outdoor spring music festival, “Rock the Block,” was another big success with live music, food, and great company.

Seasonal favorites also drew great participation, including the Corned Beef and Cabbage Dinner and the St. Patrick’s Day Cart Parade. The SunBird Art Club hosted a wonderful art show in the ballroom featuring many forms of creative work from our talented resident artists. Another highlight was the annual Conley Cup Golf Tournament where SunBird residents formed USA and Canadian teams for friendly competition. In addition to these events, the community hosted numerous neighborhood block parties, state dinners, recreational tournaments, and season-ending celebrations. It has truly been a busy and enjoyable season at SunBird!

SunBird’s annual membership meeting was held last month in the ballroom. Treasurer Chuck Hietbrink reported that SunBird continues to remain debt-free. He reviewed the association’s revenue sources, expenditures, and the 2025 dues allocation for the $1,420 annual homeowner assessment. Pie charts and additional details are available on SunBird’s website.

The independent auditing firm Butler-Hansen CPA presented the results of the 2025 financial audit. Their review concluded with an “unmodified opinion,” meaning SunBird’s financial reports and accounting practices comply with Generally Accepted Accounting Principles (GAAP). This is the best possible outcome for an audit and confirms the association’s strong financial management.

In 2025 SunBird reported total revenue of $3,701,632 and total expenses of $3,621,472, resulting in a positive balance of $80,160. The delinquency rate was extremely low at 0.14%, representing only two homes with balances totaling $3,702.

Board President Nancy Eckstein expressed appreciation to the board of directors, committee members, clubs, organizations, and volunteers who contribute so much to the community. She also highlighted both the challenges and many successes of the past year. Overall, the year was considered another positive one for SunBird.

Water continues to be an important topic in Arizona as discussions over Colorado River water rights continue at the federal level. The seven states that share these water resources have not yet reached a long-term agreement. The City of Chandler receives its water from three main sources: Salt and Verde Rivers – 57%, Colorado River – 37%, Groundwater aquifers – 6%.

On average, the city delivers about 59 million gallons of drinking water per day. Because of ongoing supply concerns, residents can expect potential water rate increases and additional conservation measures in the future. Using water wisely helps protect this vital resource. In Chandler, the average water use per person is about 120 gallons per day, or approximately 3,600 gallons per month. For a two-person household, this typically increases to about 7,200 gallons per month.

Average indoor water use per person (about 55 gallons per day) generally includes: 14 gallons – toilets, 13 gallons – showers or baths, 11 gallons – faucets, 10 gallons – dishwashing and laundry, 7 gallons – other household uses. Outdoor use averages 65 gallons per person per day (about 1,950 gallons per month), primarily for landscape irrigation and swimming pools or spas. Small leaks can significantly increase water use. A leaking faucet, toilet, showerhead, or irrigation system can waste thousands of gallons per month. Checking for leaks and making simple repairs can make a meaningful difference in conserving water. Let’s all do our part to help conserve water.

As summer approaches, many residents begin planning seasonal travel. This is a good time to review basic home crime-prevention practices. According to the Chandler Police Department, one of the most effective safety measures is neighbors looking out for one another. Motion-sensor lighting and security cameras can also be helpful when placed in strategic areas around the home. Additional safety tips include: Use timers to turn indoor lights on and off while away, Maintain landscaping so the home does not appear vacant, Avoid leaving vehicle keys in cars parked in garages or carports, Ensure all doors and windows are securely locked, Consider additional locks for sliding glass doors and windows. Residents can also take advantage of the City of Chandler Police Department’s Vacation Watch Program, which is available at no cost.
