Manager’s Report

What a fun, fantastic month at SunBird! The Groove-a-Palooza outdoor music festival and party at the clubhouse was absolutely groovy. The roads and parking lots were blocked off for dancing in the street for the duration of the party. The ‘60s to ‘70s fashion costumes, live music, energetic dancing, good food, and great times were enjoyed by all.

As the season has reached its peak, many of the leagues of corn toss, bean bag baseball, bocce ball, and shuffleboard are beginning to wrap up the season with tournaments.

The Garden Club’s Home and Garden Tour of SunBird was excellent. All of the homes and yards of these home interiors were very well decorated with beautifully landscaped yards, not to mention the newly refurbished garden area west of the clubhouse.

SunBird Singers and Ringers performed in back-to-back night concerts in the ballroom with great talent of uplifting and fun music.

The annual SunBird Classic Car Show was awesome, with a number of classy and new, modern luxury sport cars. The overall winner was a teal blue 1965 Chevrolet Impala hardtop.

On St. Patrick’s Day the Irish Club hosted the annual Golf Cart Parade, touring through several streets in SunBird and meeting back at the clubhouse to celebrate.

The Broadway Concert Experience was hosted in the ballroom with excellent music from various Broadway shows, not to mention all of the neighbor block parties, state parties, weekly bingo, and trivia. Who has time to rest?

SunBird’s annual membership meeting was this past month and was held in the ballroom. The independent financial audit firm Butler-Hansen CPA reported on the year 2024 SunBird financial statements. After the completion of the audit, they concluded their study, resulting in an “unmodified opinion” that the financial reports and accounting practices are within the Generally Accepted Accounting Principles (GAAP). This report is the best result of the auditor’s findings and what was completely anticipated. In 2024 the annual revenue for SunBird was $3,523,560, with a total expense of $3,475,026, leaving a revenue-over-expense of $48,534. The delinquency rate for SunBird was one-eighth of a percent.

During the year, all roads in SunBird were crack sealed and either seal coated or slurred sealed curb to curb. Many improvements and upgrades were made to the clubhouse and facilities. Each of the committees made reports of their work and accomplishments for the year.

Treasurer Chuck Hietbrink reported that SunBird continues to be “debt free.” He also reported on the revenue sources and expenditures and the 2024 association dues allocation of the $1,300 paid by each homeowner. The pie charts of these reports can be viewed on SunBird’s website.

President Nancy Eckstein expressed appreciation for the many committee members, clubs, organizations, and individuals who work and volunteer in many various ways. She also reported on the challenges and many successes of the year. The year was deemed another good year in SunBird.

As the summer is quickly approaching and some might be making plans for leaving before the warmer months arrive, it’s a great time to revisit home crime prevention. The best method for home crime prevention, according to the City of Chandler Police Department, is getting involved with neighbors who can work together and look out for each other’s homes and property. Another good method is having motion sensor lights and/or cameras installed in strategic areas. Consider having timers in the house to have lights scheduled to turn on and off at various times. Have the home appear that it is not vacant with an upkept appearance of landscape. Consider not leaving keys to a vehicle that may be parked in the garage or carport. Make sure all doors and windows are properly locked and consider additional locks to glass sliding doors and windows. Consider using the City of Chandler Police Department’s vacation watch program at no charge. Before leaving, please complete the We’re Back/We’re Leaving form that can be found on SunBird’s website or stop by the SunBird office to update mailing addresses and emergency contact information.

All of these activities and events couldn’t have been successful without the many clubs, groups, and staff working together. We want to express our appreciation to all those who assisted, organized, marketed, sold tickets, set up, operated, and cleaned up after each of these events. Working together keeps SunBird an active and fun community.
