A board of directors open business meeting was held on Nov. 24 at 10 a.m. in the ballroom. The following are notes from this meeting. The SunBird Golf Resort Board of Directors held a regular business meeting on Nov. 24, 2025.
Board Members Present: Marianna Buescher, Nancy Eckstein, Dave Edington, Chuck Heitbrink, Bob Lama, Bob Morris, and Manager Layne Varney. Brendan Waddell had an excused absence.
The meeting was called to order by President Nancy Eckstein at 10 a.m.
The minutes of the Oct. 27, 2025, board of directors meeting were accepted.
Treasurer’s Report—Chuck Heitbrink: The financial results through the end of October.
Operating Account $97,152, Contingency Fund $248,814, Reserve Fund $1,039,647, Capital Improvement Fund $30,737, Community Fund $73,502, Total Cash and CD balance $1,489,852
Accounts were opened at BMO Bank. A couple of checking accounts, a savings account, and the necessary accounts are ready to transfer as the CDs mature.
Manager’s Report was given by Layne Varney.
Administration:
The first half assessments for 2026 have been prepared and mailed out. There are three second-half assessments past due from 2025.
Clubhouse and Facilities:
New LED lighting is still being installed around the clubhouse. The health and fire inspectors have been out over the past month and found no problems. An electrical outlet was installed in the ballroom to accommodate the automatic door opener that will be installed. The outdoor BBQ area flooring was refinished and the counter tops resealed. He thanked the Canadian Club and the Bandits for the donation of two new Weber grills.
Roads:
The street sign on Riggs Road westbound directing residents and guests is in the process of being replaced by the City of Chandler.
The street sweeping is next scheduled for Jan. 6 and is to be done quarterly.
Common Area Landscape:
Weeds continue to be a problem. The clubhouse main waterline was repaired. Large sections of landscape lighting were repaired.
Patrol:
Riggs Road emergency vehicle sensor was replaced for automatic entry, and all entry gates were checked to ensure they remain open for 30 minutes when triggered by emergency vehicles.
Committee Liaison Reports:
ACC: Marianna Buescher gave the report in Brendan Waddell’s absence. There were 39 permits in November and 422 YTD.
Finance: The committee made a slight correction to the minutes and reviewed the preliminary October financials. There was some discussion on the transition to BMO Bank.
Rules: A blinking stop light was added at Doral and Championship. Met with the pickleball and tennis clubs about parking their golf carts on the side of the courts to ease congestion around the clubhouse.
Project Review and Planning: Briefly described the upcoming motions later in the meeting.
Welcoming and Marketing: Members met with the vendors at the SunBird Community Day to secure gift bag and raffle items for the New Homeowner event in January. Other members are reaching out to local businesses.
Layne Varney thanked the Election Committee and announced the Board of Directors Election results: Nancy Eckstein received 476 votes. Bob Morris received 467 votes.
Chuck Heitbrink made a motion to accept the Lion’s Club gift of a new automatic door opener in the Ballroom. Motion was seconded. Motion passed 6-0.
Marianna Buescher made a motion for the rearrangement of a booth in the Horizon Room. Motion was seconded. Motion passed 6-0.
Marianna Buescher made a motion to continue the replacement of existing handrails around the clubhouse to bring them in line with ADA regulations. Motion was seconded. Motion passed 6-0.
Nancy Eckstein gave a brief synopsis of the proposed changes to the Book of Governance and made a motion to accept them. Motion was seconded. Motion passed 6-0.
Layne Varney reviewed the Homeowner Comment Sheet.
Comments were made by homeowners and directors.
