Dear SunBird residents,
We hope the new year is off to a great start! Below are highlights from the Jan. 26, 2026, regular meeting of the SunBird HOA Board of Directors, along with a few important updates and upcoming items to keep on your radar.
Board Meeting Highlights
The meeting was called to order by President Nancy Eckstein at 10 a.m. All board members were present, along with General Manager Layne Varney. Minutes from the Dec. 15, 2025, regular board meeting and the Dec. 8, 2025, executive session were approved as written.
Financial Update
Treasurer Chuck Heitbrink reported:
• The financial audit is currently in progress.
• The transition to BMO Bank is proceeding smoothly.
• The HOA remains financially sound.
Manager’s Report—Key Updates
Administration
• First-half assessments were due Jan. 15; courtesy notices have been sent.
• SRP is upgrading equipment in the area, which may cause temporary power fluctuations.
• Multiple business licenses have been renewed.
Clubhouse & Facilities
• Wi-Fi and telephone issues are being addressed with Cox and Orbitel.
• Bathroom and kitchen leaks are being repaired.
• The clubhouse pool jacuzzi heater has been replaced.
• Bids are being sought to replace the Laundry Room AC.
• A centrally controlled clubhouse thermostat project is underway.
Common Areas & Landscaping
• Ongoing weed treatment in common areas.
• Lighting repairs are completed.
• Trees posing a risk to property have been removed.
Patrol & Safety
• A flashing stoplight has been installed at Doral and Championship.
• Damaged Slow Down signs on Championship will be repaired and reinstalled.
Committee Updates
• ACC Committee
o 456 permits completed in 2025.
o 33 permits opened in January.
o Reminder: Contact the office if you would like your fruit picked.
• Rules Committee
o A feral cat concern was addressed and resolved.
• Project Review & Planning
o 85 homes sold in 2025.
o Possible future projects were discussed.
• Welcoming & Marketing
o The New Homeowner Meet & Greet on Jan. 20 was a big success.
o More than 60 new homeowners attended.
o Guests enjoyed a wonderful meal from the Horizon Room and received gift bags and SunBird T-shirts.
Board Actions
• The agenda for the March 2, 2026, annual meeting was approved (7-0).
• Brad Taylor and Randy Holt were approved as new ACC Committee members (7-0).
• The board approved applying for a City of Chandler matching grant to landscape the Hunt Highway frontage outside the community walls and gates (7-0).
Coming in March: Rock the Block!
Be on the lookout for details about Rock the Block, an outdoor concert event coming to SunBird in March! More information will be shared soon. It’s shaping up to be a fun community gathering you won’t want to miss.
