Change Of Occupancy/Renters

A SunBird Rental form must be completed for any change of occupancy in your home along with a copy of the occupant’s driver’s license. According to the Rules Manual, Article X, Section 1-C:

“Homeowners shall notify any potential renter of the Age-Restriction Policy prior to signing an agreement(s). A SunBird Rental Form must be completed and submitted by mail, fax or personal delivery each time a SunBird home has a change in renters. Homeowners must submit to the SunBird HOA Office, a copy of a driver’s license or birth certificate or other acceptable legal document of the renter(s) indicating that at least one occupant is 55 years of age or older and that all other occupants are at least nineteen (19) years of age. Documents may be submitted by mail, facsimile and/or personal delivery.

Homeowners are responsible for any violations of the rules and regulations, HOA CC&Rs, ACC guidelines, and other governing documents. See the SunBird HOA website for a complete list of governing documents.

Please help us with providing all the above information at any time there is a change in occupancy in your home. The renters must check into the HOA office when they arrive and we can make them a SunBird ID. If you send in the lease document prior to their arrival, we can have their ID’s ready when they arrive.
