Manager’s Report

It’s officially HOT here in SunBird! It was like someone just flipped the switch overnight from nice cool weather to way over into the triple digits of hot weather. The monsoon season officially began June 15, although at the time of this article, no storms have arrived at SunBird. We can expect at any time strong winds, dust/dirt storms and short, heavy downpours of rain and lightning and thunder shows.

In the event of a power outage which can sometimes occur with monsoon storms, SunBird has taken precautionary measures. The automatic vehicle gates and barrier arms for egress and ingress to the community have battery back-up systems that will open the gates during this time. The clubhouse elevator also has a battery back-up operator that will lower the cab to the lowest area (fitness room) and open the doors. The clubhouse has emergency lights in the hallways and stairways to help exiting the building. Patrol has an emergency plan to check the clubhouse, swimming pools and other areas to make sure all areas are safe and operating as planned. Salt River Project (SRP), the electricity provider for the area, has a service to email or text customers in the areas affected by power outages. These notices will indicate what areas are affected, estimated time to restore power and when the power has been restored. Your SRP account number from the monthly invoice will be required to set up these types of emergency notices.

SunBird has several maintenance and improvement projects planned for this summer. Some of these projects have already been completed or are in progress or are being scheduled. The following is a list of many of these projects: Patio barbeque improvement project at the clubhouse has started with trenching through concrete to install additional electricity for new refrigerators and freezers for the area. Handrails at the east and west stairways of the clubhouse leading to the upper level will be replaced this month with railings that are more grippable and safer to use. The gatehouse at Riggs Road improvement project has been approved by the City of Chandler to extend the planter bed and add a rock façade around the building (to begin this month). The exterior restrooms near the post office and sports complex have been remodeled with new flooring, vanity, lights, paint and doors. Sport court bids to replace asphalt courts 1 and 2 with post tension concrete have been received and scheduling this job is in progress. Road work is being scheduled for some sections in SunBird. New paint for many sections of the main and upper levels of the clubhouse is in progress. New flooring for most of the clubhouse is being scheduled for installation this summer with some new décor and furniture. Installing several new replacement exterior glass doors to the clubhouse. Complete the upper level balconies on the south section with new updated balcony railing. Updating the elevator cab interior and lighting. All swimming pool filters replaced with new sand. Swimming pool furniture deep cleaned and restored. Common area landscape trees (350) have been trimmed, and the 126 palm trees are being trimmed. Common area landscape irrigation replacement project phase two has begun, removing the old irrigation system and replacing with PVC, new valves and timer clocks.

Last month, SunBird had over 40 volunteers help with various projects for SunBird. Volunteers helped prepare the mailing for the second-half assessment, completing this in record-breaking time! Several more volunteers helped with various projects around and inside the clubhouse. On the main floor, all wood furniture was cleaned and treated, chairs cleaned, sanitized and repaired, artificial plants cleaned, windows cleaned, elevator cleaned, weeds sprayed around mailbox areas and around the clubhouse, speed humps and some parking areas repainted. It was fun to get down and dirty and rub elbows with fellow residents and neighbors. Many hands make light work. Your help is much appreciated in making SunBird a great place to live!
